No. Offering a tenant-agent commission is completely optional and negotiated directly between you and the agent. In nearly all cases, the Tenant and their Agent have already agreed to a fee, but they will ask the Landlord to pay it on the Tenant’s behalf (which is optional and will be negotiated).

The MLS is the central database used by nearly every licensed real estate agent in Texas. By being listed on the MLS, your rental will automatically appear on hundreds of websites such as Zillow, Realtor.com, Apartments.com, HAR, Trulia, and Redfin. This gives your property maximum visibility — not just to tenants searching online, but also to local agents who may already have qualified clients ready to rent.
Yes, in many cases they do. High-quality tenants — especially professionals relocating for work or those with established rental histories — often rely on licensed agents to find their next home. These agents use the MLS as their primary search tool. By being listed there, your property becomes visible to the same experienced agents and well-qualified renters who might otherwise never see it on standalone sites like Zillow or Facebook Marketplace.
You’ll have access to limited broker and AI-guided support throughout your listing term. We’ll review your listing for MLS compliance, help ensure your details and photos are optimized, and offer guidance if you have questions during the process. While we don’t negotiate leases or screen tenants, we provide message-based support seven days a week for compliance, strategy, and listing guidance.
Your property will remain active on the MLS for up to 6 months or until it’s rented — whichever comes first. You can also pause or cancel your listing at any time. If you cancel within the initial listing term, a $95 cancellation fee applies. Once the property is leased, we’ll close the listing out of MLS and update all syndication sites.
Once you’ve selected a tenant and executed a lease, you’ll simply upload a copy for the broker to review for compliance and MLS recordkeeping. We’ll handle the MLS closing process, ensuring everything is properly documented. You’ll then be invoiced for the one-time $500 flat fee, and your account will be closed as successfully leased.
