The Perfect Solution for Savvy Sellers in Dallas-Fort Worth
In many ways, you could consider us a “Hybrid” FSBO-Flat Fee Listing model, with our ultimate goal for the seller to net the most amount of money possible at closing, and keep more of their equity in their pocket.
The ultimate “Win-Win” listing plan for both FSBO and Full Service MLS Listing Plans!
Our FSBO flat fee listing service is different because we provide full-service support and expertise without the high costs typically associated with traditional listing agents. Unlike traditional agents who do not work with FSBO home sellers, we charge a flat fee of $399 for our full-service MLS listings. This means that you can save thousands of dollars in commissions while still receiving professional support, including listing your home on the MLS, providing a lockbox, yard sign, as well as assistance with negotiating offers and managing the closing process. Additionally, we require no upfront fees, allowing you to easily budget for the costs associated with selling your home.
Please note that our $399 flat fee listing service is available for home sellers who work with an unrepresented buyer (i.e., buyers who do not have their own buyer’s agent).
However, if the buyer is represented by an agent, the seller will be responsible for a fee as low as 0.5% of the final sales price or $2000 (whichever is more) to cover MLS listing brokerage fees.
Buyer Agent Commission Not Required.
If you have any questions or concerns about the fees or our platform, please don’t hesitate to contact me. I’m here to help you every step of the way.
As a FSBO seller, working with us can bring many advantages. Our $399 flat fee listing service provides you with access to the MLS, which is the most powerful tool to reach potential buyers. By listing on the MLS, your property will be visible to thousands of real estate agents and buyers, who are actively searching for homes in your area. This can help you to sell your home more quickly and at a higher price.
The good news is that all unrepresented buyers are funneled directly to the FSBO home seller. This means that the FSBO home seller can negotiate and deal directly with the buyer, getting the best deal possible, and NOT having to pay a dime in broker commissions, oftentimes saving themselves practically 6% of the sales price.
In many ways, our $399 flat fee listing service provides you with the best of both worlds – the flexibility and control of selling your home as a FSBO, combined with the marketing power and support of a full-service real estate agency.
You will also have the flexibility to continue marketing your property as a FSBO, while still benefiting from the advantages of being listed on the MLS.
If the best buyer that ultimately buys your property has an agent, just remember that the sales price needs to reflect MLS Broker Fees and Commissions.
Without question, this “Hybrid” broker model is the best way to give yourself full expose to find the best buyer at the best price, and save the most on fees.
If you have any questions or concerns about the fees or our platform, please don’t hesitate to contact me. I’m here to help you every step of the way.
Using this FSBO flat fee listing service, we understand that timely communication with potential buyers is essential to a successful home sale. That’s why all unrepresented buyers (i.e., buyers who do not have their own buyer’s agent) will be directed to you, the seller, directly. You will receive these inquiries through our user-friendly platform, allowing you to communicate with potential buyers quickly and easily.
If you have any questions or concerns about lead distribution or our platform, please don’t hesitate to contact me directly. I’m here to help you every step of the way.
Our low-cost Flat Fee MLS listings in Dallas-Fort Worth provide the perfect solution for those wanting more flexibility and control in how their home is sold, all while marketing the property in a way to take advantage of getting the highest sales price possible.
Historically, real estate agents get paid a 6% commission that is based on a percent of the sales price. With an increased usage of the internet and the advancement of websites in the real estate industry, the old fashioned 100 year old commission structure seems extremely costly for buyers and sellers.
A Full Service Flat Fee or Discount Agent is essentially any Realtor who is willing to charge less than the status quo.
The price of homes have increased quite a bit over the last few decades, so why is it that real estate agents deserve to get a larger commission when they do less work?
Working with me, you will receive nearly all of the same services of a traditional 6% brand name full commission real estate agent, but my services are significantly less expensive.
It’s important to note that I focus on creating the most beautiful and professional listings possible, because I want your home to sell for top dollar just as much as you do!
Yes, my service offers a full-service MLS listing, which includes all of the services of a traditional listing agent at a significantly lower cost.
In fact, what makes my service different is that the MLS listing fees (seller’s brokers) are as low as 0.5% of the total sales price. This is a tremendous savings compared to what traditional agents charge.
Now, home sellers can keep more of their equity when they sell, and not waste it on agent commissions. My goal is to provide the best service at the best price, and to ensure a successful transaction.
If you have any questions or concerns about lead distribution or our platform, please don’t hesitate to contact me directly. I’m here to help you every step of the way.
Starting in August 2024, all MLS services (including HAR, NTREIS, ABOR, SABOR, etc) in the United States will stop advertising a Buyer’s Agent Commission, and any offers of broker compensation cannot be communicated via the MLS.
What this means: Buyer’s Broker’s Fees are negotiable, and will likely be included as part of the Buyer’s Purchase Offer.
Any Buyer who works with a Buyer Agent MUST have a signed contract that explicitly outlines how much compensation the Buyer’s Agent will earn upon the successful purchase of a property.
The vast majority of Buyers and Agents will request that the Seller pay for the Buyer’s Agent Fee, and that amount will be included in the Buyer’s purchase offer. If a Seller is unwilling to pay for the Buyer’s Agent Fee from the proceeds of the purchase price, this would mean the Buyer has to pay out of their own pocket for their Buyer Agent services.
In many cases, communication from a home seller directly to interested parties (like buyers, agents, title companies) can be more efficient than coming from me. This can save everyone a lot of time and improve efficiency.
This is most common after the contract has been executed, and the buyer and seller may need to communicate about concerns of the inspection/repairs, non-realty items such as furniture sales, move-out details, utility transfers, and other questions about the property after the sales contract has been signed.
If I receive questions about the property that I am not equipped to answer, or if it’s better if the home seller handle it directly, I will be passing along that task to the home seller for their response.
The buyer’s inspection process, negotiating repairs, and updates on the repair status before closing is something that may need a more direct involvement by the home seller.
Open House – An open house can easily be advertised on the internet, please just let me know with several days advance notice. However, either the home seller, or someone the home seller knows and trusts, must host the open house. Open house signs can be purchased online or at the local hardware store.
If you have any questions or concerns about the communication process, or what is included or not included, please don’t hesitate to contact me. I’m here to help you every step of the way.
In my opinion, professional photography is perhaps the most important marketing aspect that a home seller should consider.
Unfortunately, with the low cost of my $399 listing plan, the cost of professional photos are not included.
However, I can still help you in other ways.
There are two options:
- Seller pays for their own professional photography, and will send the photos to me to add to the listing.
- Seller will take their own photos and upload them to me. I will have my professional photo editors enhance the photos at no additional cost to the seller.
After selling hundreds of homes, I’ve come to realize that the home selling input process can be streamlined using simple input forms. I have an easy to use document management system for electronic signing and property input process. However, if you are ever having any technical issues, you can always call me.
After the Listing Documents (Listing Contract) has been signed, I will FedEx the yard sign, sign stake, and combination lockbox. You will set the combo lock 4-digit code. There is no cost to the home seller for shipping, and these items are yours to keep. I will not ask that the items be returned.
If there are any questions about the yard sign or lockbox, please call me.
All major MLS associations in Texas use Showing Time (formally Centralized Showing). This showing service makes it incredibly easy for Agents to schedule showings, and also easy for Sellers to manage the showings. This service is included at no additional cost.
All closings in Texas are handled by a Title Company. The title company will process the buyer’s funds at closing, and make distributions to all parties. This is when a property is officially sold, and keys are exchanged. The seller will receive their money, as well as any brokers/agents involved in the transaction.
